After working diligently to find the right property and structure a lease that would meet all the needs of the anchor tenant, PSG acquired this parcel at a prime intersection at the entrance to the City of Burlington. The property was divided into two parcels; one with an existing building to be repurposed for office use, and a second vacant parcel to be positioned for future development.
This included complete interior demolition and whitebox construction and a new facade utilizing an exterior insulated finish system. Creative solutions were developed to bring the building up to code while maintaining overall feasibility. Site improvements included a new parking lot, site lighting, and landscaping and pond restoration.
Successes of this project include; meeting the needs of the anchor tenant by providing them with a prime office property at a highly visible location on a beautiful natural site, implementing a value added opportunity for the property ownership group, and restoring a property that had remained vacant for several years and had extensive deferred maintenance to the benefit of the community.
